The answer isn't as simple as a yes or no.

Using the latest Nova Scotia Association of REALTORS® (NSAR) MLS® statistics for Kings County, Hants County West, and Annapolis County, we're seeing three very different market conditions developing across the Valley.

If you're buying or selling in Kentville, Wolfville, New Minas, Greenwood, Windsor, Bridgetown, Middleton, Berwick, or the surrounding communities, here's what you need to know.

Here's the quick answer.

Inventory remains one of the strongest indicators of market conditions.

Generally speaking:

  • Less than 4 months = Seller's Market

  • 4–6 months = Balanced Market

  • More than 6 months = Buyer's Market

While every neighbourhood behaves differently, this provides an excellent snapshot of overall market conditions.


Kings County Real Estate Market: Still a Seller's Market

If you're buying or selling a home in Kentville, Wolfville, New Minas, Coldbrook, Centreville, Berwick, Canning, Port Williams or surrounding communities, Kings County continues to favour sellers.

Year-to-date through June 2026:

  • 529 new listings

  • 349 homes sold

  • Median sale price: $435,000

  • Average Days on Market: 55

  • Sellers received 97.5% of list price

  • Inventory: 3.8 months

But don't confuse today's market with the frenzy of 2021 or 2022.

Today's buyers are far more selective.

Looking through the individual MLS sales, communities such as Coldbrook, Centreville, Kentville and Wolfville continue producing some of the fastest sales in the Valley.

Many homes are still selling within only a few days when they're priced appropriately and presented well.

What this means

If you're selling in Kings County, accurate pricing and strong marketing matter more than ever.

Buyers are still active—but they're rewarding value rather than simply competing for every listing.


Hants County West Real Estate Market: A Balanced Market

For homeowners and buyers in Windsor, Falmouth, Hantsport, Three Mile Plains, Garlands Crossing and surrounding areas, market conditions have become much more balanced.

Current statistics show:

  • 208 new listings

  • 103 homes sold

  • Median sale price: $440,000

  • Inventory: 5.3 months

  • Sellers received 97.8% of asking price

One of the biggest surprises in the data is how quickly certain communities are still moving.

Sales throughout Falmouth, Hantsport and Three Mile Plains show numerous homes selling within only a few days, with several achieving full asking price—or more.

What this means

Balanced doesn't mean slow.

It simply means buyers have more options while sellers still have opportunities when their home is priced competitively.


Annapolis County Real Estate Market: Buyers Have More Leverage

If you're buying or selling in Annapolis Royal, Middleton, Bridgetown, Lawrencetown, Paradise or nearby communities, today's market offers buyers more negotiating power than we've seen in several years.

Year-to-date:

  • 335 new listings

  • 148 homes sold

  • Median sale price: $341,950

  • Inventory: 8.8 months

  • Sellers received 95.5% of asking price

At first glance, that clearly suggests a buyer's market.

However, the sales data tells a more interesting story.

Communities including Greenwood, Bridgetown and Aylesford continue producing quick sales for homes that are priced correctly and ready for today's buyers.

What this means

Buyers have more negotiating power overall.

But the best homes still attract attention quickly.

Waiting too long can still mean missing the right property.


What Is Selling Quickly Across the Annapolis Valley?

One trend appeared consistently across all three counties.

Regardless of whether the county technically favours buyers or sellers, homes are selling quickly when they offer:

  • Competitive pricing

  • Move-in-ready condition

  • Professional photography

  • Strong online marketing

  • Good locations

  • Realistic seller expectations

Meanwhile, homes entering the market above comparable values are spending noticeably longer on the market.

Today's buyers are informed.

Before booking a showing, they're comparing your home against dozens of other listings online.

The answer depends less on the overall market and more on where you're moving and what you're trying to accomplish.

Today's market provides more opportunities than we've seen in recent years.
